Real estate is part of the Ovalto Group’s DNA. Buying at the best price, managing professionally, holding and selling at the top of the cycle are the key factors for success in this industry.
In line with its strategy, Terreïs sold a large part of its office portfolio for €1.7 billion to Swiss Life in 2019, making it the largest transaction in the history of Paris real estate. The Group’s real estate division has set its sights on residential property by strengthening the societal dimension of its processes, particularly in terms of ethics, CSR and sustainable development.

Terreïs
Terreïs, long-term commercial real estate investment, primarily in the Central Business District (QCA) of Paris.
The initial choice, a decade ago, was focused on investing in a countercyclical manner in so-called “prime” assets. A portion of the funds is now invested in tertiary assets outside of the Central Business District by Immovalto Fund, with a “manage-to-core” strategy – such a strategy aims at turning at-risk real estate into “de-risked” assets, through technical improvements or repositioning, such as re-purposing, densification of plots or securing rental income from real estate.
VPF
VPF, ethical residential investments as core activities, involving the acquisition of accommodation complexes in Paris, which are first renovated before then being sold off as individual flats. Some of these buildings are divided up to be used for social initiatives. A subsidiary is dedicated to the acquisition of undivided shares in residential buildings (Indivision & Heritage).
Green 92
Green 92 is developing its residential development activity in Hauts-de-Seine, in partnership with national and local developers.
Noe
NOE is the Group’s investment and asset management company.
It is involved in the acquisition, sale and management of the Group’s portfolios and those of third parties (French insurance companies, private investors, etc.). It manages more than one billion real estate assets thanks to a team of eight seasoned professionals.
Roland Gosselin
The common denominator of the Group’s real estate activities is integrated active management (asset and property management).
NOE and Roland- Gosselin Imodam aim to create value thanks to the different recognised expertise of its leaders and employees.

About
Fabrice PAGET-DOMET,
President of the real estate section.
Born in 1972 and a graduate of HEC Finance, Fabrice Paget-Domet was president of the real estate section of the HEC graduates’ association from 2005 to 2008.
He joined the Foncia Group in 2002, where he was Deputy Managing Director in charge of transactions until June 2008.
Since 2007, he has been Chief Executive Off ice of Terreïs, a company listed on the Euronext Paris market, from December 2006 to October 2019. On that date, Fabrice Paget-Domet led the negotiations with Swiss Life REIM enabling Terreïs to sell approximately 72% of its assets for €1.7 billion in 2019.
He has been a shareholder in the capital of the real estate, asset and management structures, and has also been Chairman of NOE since 2020, Manager of Terreïs Real Estate (whose activity consists of marketing lots outside its core target), and Manager of VPF, whose activity consists of real estate trading (real estate agent).
Energy Renovation Policy
For a number of years now, the Ovalto Group has had a strict policy in place for the energy renovation of buildings. Thermal renovation and energy optimisation are at the heart of the works programme, with an energy performance diagnosis (EPD) of between A and D for renovated apartments. Biosourced materials and local production are favoured throughout the works.
